If your project is tied to a move-in, closing, or lease deadline, we prioritize key rooms first so you can unpack and live on finished floors while we complete remaining areas. For larger projects we share a simple day-by-day schedule so you always know what work is happening next.

Some co-ops and condos limit hours for noisy work such as demolition and leveling. In those cases we adjust the sequence, shifting quieter tasks like trim painting and caulking into restricted windows. This reduces disruption for neighbors and keeps the job moving even when site rules are tight.

During estimating we walk you through options that fit your budget: where to use premium finishes, where standard products perform just as well, and how to phase work if needed. If site conditions reveal extra leveling, substrate repair, or plumbing and electrical issues, we review photos and pricing before adding anything to the contract. You get a clear breakdown of labor, materials, and contingencies instead of vague allowances.

Many clients send us plans, inspiration photos, or finish schedules in advance. That lets us tighten square-foot numbers, confirm trim counts, and flag details such as stair nosings, reducers, and tile edges early. The result is a more reliable number and fewer surprises once crews are on site.

Our flooring & moldings service starts with substrate checks and moisture testing so the plan and budget match real site conditions. We correct dips and seams with patching and self-leveling where required, specify the right underlayment or uncoupling membrane, and follow manufacturer/NWFA guidance for glue, float, or nail installs. For apartments we add acoustic underlay to meet house rules and plan deliveries and elevator bookings in advance. Tile layouts are dry-fit for sightlines at doors and kitchens; perimeters get silicone where movement is expected. After install we set transitions, baseboards and shoe with tight miters, fill and caulk, and touch up paint for a clean line. Throughout the flooring & moldings phase we keep dust controlled, protect common areas, and give you milestone updates. Handover includes a blue-tape walkthrough, punch-list completion, and a written 2-year workmanship warranty

Materials & systems we install

We work with both client-supplied materials and full packages sourced through our suppliers. For each system we review data sheets, install methods, and warranty terms so the finished floor performs as expected. That includes checking expansion gaps, acclimation requirements, and limits on radiant heat or sunlight exposure for engineered products.

For tile and stone, we match grout type to use: sanded, unsanded, or epoxy where extra stain resistance is needed. In wet zones we rely on waterproofing and uncoupling membranes rather than only surface sealers, which helps prevent cracks and leaks over time. With moldings we can match existing profiles or propose upgrades that better frame doors, windows, and ceilings.

At handover we walk you through care and maintenance for each material: how to clean LVP and engineered wood, what products to avoid on grout, and when to call us for repairs instead of handling them yourself. Clear maintenance steps help floors and moldings hold up better under kids, pets, and city traffic.

Most of our work is in occupied apartments, townhouses, and single-family homes, but we also handle small commercial spaces where durable finishes and clean scheduling matter.
